Why choose Property & resort drone in Hokkaido?

A Niseko chalet sells on two pictures: the roof under deep snow with Mt Yotei behind, and the distance to the lifts. Both are aerial. Most Hokkaido resort property sits outside densely inhabited districts, so flying is simpler than in a city, but ski slopes belong to the resort operator, skiers are third parties, and a winter shoot has to fit between storms.

The route

We take off from your drive or garden after reviewing the site plan. The sequence: a high establishing shot placing the chalet against Mt Yotei and the village, a slow descent to the roofline and hot tub deck, a line from your door towards the nearest lift showing the walk or ski-in route (over the slope only with the resort operator’s consent and no skiers below), and, if you add time, a dusk pass with the windows lit. Interiors are not part of this service.

The timing

Winter imagery is best shot in January or February on a clear morning after snowfall, before guests clear the paths; Niseko has few clear days then, so we book a two-day window and fly on the better one. Green-season imagery — June to September, with Mt Yotei free of snow — is a separate booking. Book well before the season you are marketing: content for December listings needs to be shot the winter before.

How much is drone filming for a Niseko chalet?

Can you fly over the ski runs next to our property?

Only with the resort operator’s consent and with no skiers within 30 m unless MLIT approval covers it. In practice we film the ski-in line early, before the lifts open, or from your land looking towards the slope.

What do you need from us before the shoot?

A site plan, written consent from the owner if the property is managed for someone else, a morning with no guests on decks or in the hot tub, and the paths cleared or left untouched — tell us which look you want.
